This was our go-to when it opened, but it feels tired now. Pillows were floppy, and Hot water was impossible from the sinks (tho we did manage to get in 2- minute showers before the water turned cold.

Pros (+) I liked the 3 hours sleep I got after finally getting the room I didn't want.
Cons (-) Everything else.
Cons (-) hotel called in early evening to tell me my pre-paid room was cancelled. They told me there might be rooms at a place down the road. Not helpful in the least and extremely poor customer service. Will rely on the Oread in the future.
Pros (+) Location is excellent - nearly all of our weekend activities were walkable. Rooms have small kitchenettes which are very nice when traveling with children. They are clean and roomy and have a large work area for laptops, etc. Parking garage was easy to operate and meant we were not searching for parking in downtown Lawrence.
Cons (-) There are nice TV's in the room, but only a small sofa where two people can sit. For a family of four staying in the room, it would be nice to have an armchair of some sort?? WiFi worked fine, but not with the AppleTV because of hotel sign in process. Cleaning staff made the bed, restocked towels, etc. while we were out, but did not run the dishwasher or restock coffee.
