Pros: Massimo, Silvia, Cinthya and Érica are outstanding

Pros: The check in was excellent! We were taken to a car park and shown where to eat and drink.

Pros: Massimo is fabulous, not good. He is a most agreeable and personable character and he went out of his way to be helpful.

Cons: It is on a narrow, on way street and it is difficult to park o leave the car even when checking in. There is not a lot of staff and it took time to find staff as Massimo was downstairs in the breakfast room when we arrived. My husband had to move the car and got lost while I was with the luggage and bags with maps and smart phone navigator. He got lost and was gone a long time.

Pros: The decor was amazing The staff were delightful Tivoli was a lovely place to explore and close enough to visit Rome for the day.

Cons: Potentially we could have had to share the bathroom with occupants of a neighbouring room but thankfully this didn’t happen.

Pros: Breakfast was very good, starting with a fresh fruit cup (not common at Italian b&b's). Larger than normal bathroom including the shower. Very comfortable bed. Extremely courteous and helpful staff.

Cons: Surprisingly the tv was as small as my laptop screen. Parking can be an issue - don't think you can park on via Domenico Giuliani. They have a second entrance on via Roma where there is free and paid parking available.

Pros: Room was large, beautiful, very comfortable and new. Breakfast was rich and very good.

Pros: Max, the proprietor, was a great help to us with everything. We loved his zest for life. The entire staff was very good. The breakfasts were very good, especially the tiramisu in a cup, the fresh fruit and the large warm croissants.

Cons: No complaints at all.

Pros: Squeaky clean, comfy beds, quiet location, close to town sights. Water pressure in the shower was awesome, finally a great shower in Italy!

Pros: Amazing hospitality. We got the small apartment. It had everything we needed, the beds were cozy, the AC worked flawlessly and the breakfast was so delicious. I'm already missing the chocolate cake and loved how the staff took care of us during our stay. They also took a map out, recommended things to see, where to eat etc. We just love when people love to do their job. One of my best experiences with booking.com by far. I strongly recommend.

Pros: The room was nicely decorated. As I was leaving early breakfast was organised for me earlier than the normal time. The location near the train station was very convenient for catching my early train.

Cons: The mattress was a little on the firm side. Also, there was quite a bit of noise from a neighbouring apartment.

Pros: Alessandro was an amazing host, and took great care of us. Not only did he give us a wonderful local dinner recommendation (for a non-touristy, authentic place), but he also called to make us a reservation. His suggestions about what to see in town were spot-on. The rooms were very nicely decorated, clean, and homey. The kitchen had everything we needed, and we could've easily stayed several weeks here. Would love to come back and stay again!

Pros: A five minute walk from Tivoli Station. Communication prior and during stay was excellent. Accommodating a late arrival was greatly appreciated. Warm greeting upon arrival with plenty of info on nearby food and activities. Breakfast supplied in the morning - the cake was delicious.

Cons: Not much, it was great!

Pros: Location - quiet and peaceful neighborhood in the historic part of town. Host was very friendly and responsive. The room was spacious and clean.

Cons: It was not a hotel, but an apartment. The room was not cozy, furnished cheaply and uncomfortably, dark. There was no air conditioner. Breakfast was not tasty and very poor. Feeling like in the cheap hostel.

Pros: I should have read the email sent about location and parking but I was travelling when it arrived and couldn't see it. Parking is fine but don't try and get near the hotel by car. You will fail and probably get very lost. Serena our host was absolutely fantastic and went out of her way to first find us and then help us get to the place.

Cons: Breakfast was very basic. No decaffeinated tea or coffee, no savoury food, no bread. Room was a bit dark.

Pros: The apartment is in an excellent location for exploring the old town of Tivoli on foot. Staff were extremely helpful and kind. Paolo and Serena helped us to sort out transportation to our rental car company, which was out of town, and gave us lots of helpful advice and recommendations for exploring the town. The Italian breakfast was fresh and adequate for starting the day. We walked from the train station with our large suitcases to the property.

Cons: The kitchen and equipment is limited but there are many good cafes and restaurants nearby.

Cons: No help with bags and practically no English spoken, in spite of repeated attempts. The owner was absent and only available to speak to by phone. Unimaginative breakfast. Sorry we stayed there.

Pros: clean and nice place with parking. The staff was ready to help, all was well.

Cons: Recommendation for restaurant Bona Dea -- tourist trap. Disappointing food and very high prices. Length of time to key in passport info. Hotel should not keep passports for 20 minutes but should instead make copies and hand back to customer for their convenience.

Cons: Big problems with air conditioning, they change the room but it was the same. Don't understand this thing of taking money for a towel at the pool, they charge you 3 euro and they don't allow you to take the towel from the room, this is a very bad custom! The rooms need renovation.

Cons: The property is tired. Carpet is frayed. Peeling wallpaper. Advertised as "air-conditioned" but wasn't, therefore room was stuffy. Swimming pool was not yet opened. There was an indoor pool and sauna but you had to pay extra for access. Surrounding town lacks civic pride.

Cons: Lol. Sulphurs in the air from the hot springs.....but you get used to it quick or the wind changes direction. Very minor detail. Mattress could be replaced to something newer.

Pros: It worked well as an overnight stop for the airport. The staff was very cordial and accommodating. They provided nice take away in the morning as I was not making the breakfast.

Cons: The hotel has seen its peak some time ago and it shows, although it was obviously at one time a very nice facility, it needs a serious upgrade.

Pros: I enjoyed the peace and quiet of the area overall. I got to discover Tivoli which is a must.

Cons: Anywhere you go, you can smell the Sulphate which basically is similar to the smell of sewages. That is the only downside of the location. Breakfast is very basic also.

Cons: The outdoor pools were empty, and you had to pay €35 per day to access the thermal pools, and there was no option to go to the pools for a half day. At other Terme that we’ve been to, there is free access to the Terme if you stay in the hotel.

Pros: Breakfast was OK, ample choice. The fixed dinner option in the restaurant is very good value for the guest. Recommended. We mainly stayed since it was on the road to our main destination, very close to the freeway.

Cons: Rooms above the restaurant are very noisy when there is a party going on. The other rooms don't fair much better either since the windows are not soundproofed.

Pros: Beautiful historic hotel in a wonderful setting with lovely outdoor pool (already closed in early October).

Cons: Breakfast was for the tour group nothing special and the toaster didn't toast even after 5 goes with the same bread. No fresh rolls just sliced bread. The hotel is 15mins walk from town but you have to walk along a very busy road so could not do it at night as there are no lights and the hotel restaurent was not open. Staff were very helpful and we could bring a picnic and they gave us plates and knives & forks etc.

Cons: Beds are very uncomfortable and the breakfast is far from a 4 star hotel the hot food they’d served us on the second days was left overs from the day before including the boiled eggs

Pros: The breakfast is excellent with good bread and dry meat. The view to see the city Tivoli is perfect. The swimming pool is pretty and if it were not so cold I would jump in.

Pros: The room was old but big and comfortable. It had sky channel so we could watch the BBC. The internet was good. Fridge in the room. Massimo our host could speak very good English. The hotel was on the main road to the Villa attractions which we wanted to see. Free onsite parking.

Pros: This hotel was good value for money, good sized rooms, adequate breakfast, was close for visiting attractions. The male receptionist on check in very pleasant as was the breakfast waitress.

Cons: We were very angry to have the night manager knock on our door and accuse us of smoking, we were 3 non smokers. I an asthmatic endured Italians blow cigarette smoke in my face down, my throat, in my lungs for 2 months. I had been an asthma educator in my country, so was absolutely angry. The man was so rude did not listen to reason. To make matters worse on leaving the next morning we had to make our way past a man blowing smoke right outside the door. He seemed to be known to the staff. This really angered us.

Pros: It has a pool , good selection at breakfast. Staff tidied the room well after the small flood. Receptionist served us soft drinks when bar was closed.

Cons: Not as clean as it could be, bit tired and dated. Huge storm made the window leak and we had a small flood in our room. No remote Control for the TV even after we asked reception for one. No extra pillows available in the room. Bar did not open until. 5.30pm

Pros: the hotel room was very large, 2 bedroom with a beautiful view of the pool which we couldn't really enjoy because there was party taking place.

Cons: 1.)There was NO hot water at all! not in the evening, not a few hours later, not even early in the morning. The concierge said its because there are too many people staying at the hotel and using water all at the same time. 2.)Someone was smart enough to allow a birthday party for some 18 year old to take place at the pool area which was right outside of my balcony and all my the windows of the second floor. It was the most terrible experience I have ever had at the hotel! It was loud at first and then after midnight the 18 years old kids started screaming of the top of their lungs to the music that was playing, which woke me up! I had to get out of bed and go downstairs and ask concierge to do something about the noise as I also had a 3 year old with me and we all needed some rest.

Pros: The pool was great and the staff very friendly and helpful.

Cons: No coffee or tea in the room, not to mention about the slippers or robes that a 4 star hotel should provide. Extremly poor breakfast,almost nothing to eat . Nice terrace outside the restaurant,by the pool but we were not allowed to have a coffee at the table outside,no drinks,no nothing. Our 3rd floor suite was poorly equipped, wifi almost not working , the shower in pretty bad conditions for a 4 star hotel. Unfortunately no AC and sleeping with open window was not comfortable. Our suite was located by the elevator so we had to deal with a lot of noise. My sister came to see me one morning at the hotel and we thought we would have a little chat and enjoy a coffee by the pool but of course we couldn't because : 1).They dont serve drinks outside (the tables are just part of decor I guess) and 2). Someone was going to mow the lawn around the pool DURING OUR STAY THERE. They also charged me extra money for having an adult and her daughter join me on my birthday by the pool on our arrival day (9 eur/pers per only 3 hours of just sitting on the lounge chair). I've stayed at other 4 star hotels before but none of them had such poor services . This hotel looks nice on the outside ,but it honestly does not qualify for a 4 star hotel. I would give it 2 stars for their services and poor conditions .

Cons: Female reception staff fine but her Male colleague was grumpy when we wanted to drive into town at 6.00pm as he has decided to close half the gate so he had to open it . There was no explanation as to why just he seemed annoyed . Bit a great front of house person

Pros: We stayed in the hotel for couple of nights with the whole family. Rooms were mostly big and clean, only the shower could be a little bigger cause shaving legs there was pretty challenging. Nice view from the balcony ! Breakfast tasty, typically Italian, but enough choices. Nobody made problems with moving tables in the restaurant every morning so the whole family could sit together. Stuff was really friendly and helpful, allowed us to check in earlier.

Cons: It is not an option to get anywhere without a car but location is possible to check in google maps, not recomended if travelling by bus/train.
