Pros: Room clean and comfortable friendly staff good breakfast included in price
Cons: The TV was antique
5.0 Okay
Pros: Comfortable bed Food although breakfast was not supplied as I thought.?
Cons: Tv not working. Function of room poor ie lay out lovely but didn’t function as plug sockets not where they were needed , kettle , hair dryer. Blood on bed cushion. Did email the company first as didn’t want to give a poor review but had no response which I thought was rude.
10.0 Excellent
Pros: Very friendly hosts, food was excellent, room was fabulous. Will definitely be returning.
8.0 Excellent
Pros: Lovely clean and modern rooms. Theme for the rooms is great.
Cons: Check in is odd having to call a number to have somebody let you in and give you the keys. Although the staff were very helpful. Check out also odd with nobody to hand the keys to.
5.8 Okay
Pros: The room was clean and comfortable and free parking.
Cons: We booked the room because it stated breakfast was included and after arriving and paying we were told they don’t serve breakfast in the winter. We wouldn’t have paid that amount for the room alone, we were counting on breakfast. Also there was loud music playing all morning, not great on a Sunday morning.
8.0 Excellent
Pros: Great staff. Located in the centre but very low noise at night. Sufficient parking space. Room with its own character (stayed in the theme room 'Love Letters' ;-). Restaurant downstairs which offers the opportunity to have a bite and even alcoholic drink, with a very short distance way back to your room. Great bed. Nicely decorated room.
Cons: The bathroom is a bit small, with no window in it.

Pros: It was great, the owner was very welcoming. Served a freshly cooked breakfast in the morning with toast, cereal and fruit. No negatives, as a family of 5 it’s difficult to get a family room so for us this was perfect for 1 night.

10.0 Excellent
Pros: Warm welcome. Comfortable beds. Great breakfast. Free WiFi was useful. On-street parking was close by. Town Centre was nearby - I last worked there about 25 years ago!
10.0 Excellent
Pros: I stayed for one night in a single room on the second floor. The room and the bathroom are fairly small as expected, but spotlessly clean and have everything you could need for a short stay: Electric kettle, tea, coffee etc. shower gel, hand soap, small TV with good reception. WiFi also worked well. Very comfortable bed. Room was quiet - didn't hear any noise from outside. The landlady was very friendly and helpful. The stairs are quite steep which could be difficult for anybody with mobility issues or lots of luggage, but not a problem otherwise. Easy walking distance to Folkestone Central station. I didn't have breakfast so can't comment on that. Overall very satisfactory and I would happily recommend and stay again.
Cons: Nothing. Everything was very satisfactory.

8.8 Excellent
Pros: Staff were incredibly friendly, very welcoming including the bar staff. Everywhere was really clean and comfortable.
Cons: The shower wouldn't work properly it was scorching hot or freezing and the sink kept playing up as it wouldn't drain the water. To be fair we didn't ask for it to be sorted they may well have done if we had but as we only stayed one night it wasn't worth asking.

Cons: Tv didn’t have signal so we couldn’t watch it & control for big tv needed new batteries anyway but we just watched our phones , breakfast made up for lack of tv
7.0 Good
Pros: Situation of the property,Frendliness of all the staff, breakfast was excellent.
Cons: Parking was a Big problem,we arrived at 12pm you couldnt find a parking space, when we did you could only park for 2hrs then you had to move the car,we had to do this 3 times this waisted the whole day as we couldnt have a drink or go into the town centre.finally at 4pm you could park until the following day. I think this should of had a mention as it is important when you are staying somewhere and you ha e a car, maybe the guest houses should have a permit for guests staying at their property. This really did have a dampener on our stay and would prevent us from staying again.
9.0 Excellent
Pros: Really enjoyable and relaxing stay . Exceptionally comfortable bed . Wonderful sea view. Great breakfast . Would definitely stay again.
Cons: Nothing ..

9.2 Excellent
Pros: Lovely location, friendly helpful staff. Good breakfast. Dinner in the restaurant was excellent. Sea view room gave a lovely view.

Pros: Great stay in a lovely room with all the required amenities. Perfect for when having an evening at Rocksalt. Great breakfast too!
10.0 Excellent
Pros: Closeness to Rocksalt for New Years Evening. Nothing could have been any trouble. Earl Grey teabags, fresh milk, assistance to our room. Would highly recommend if you are looking to stay near Folkestone for a night or two.
Cons: Nothing
4.0 Okay
Pros: Good location, though it wasn't clear that this was in another building nearby, meaning crossing the quayside for breakfast and no room service. Good views over harbour from some bedrooms. The staff did their best to be helpful.
Cons: The tiled floor in the bathroom was broken and moved under your feet, incorrectly laid for a wetroom too. No choice of teas in the room, no bin for teabags, virtually no facilities at all. Only one chair in a double room. Very basic indeed for £150 a night considering you have to pay your own parking costs too.
3.0 Mediocre
Pros: View was good
Cons: Bedroom grubby. Bedding clean. But it all seemed as if it needed a really good clean. It was basic which is fine as long as it’s spotless but it wasn’t. The bathroom was an absolute disgrace. Smelt of urine. Tiles cracked and sinking into floor boards around toilet. Grouting around toilet was yellow. Shower was useless. Sink looked dirty. .

6.2 Good
Pros: The greeting we got on arrival, warm and friendly. The landlady ironing my shirt The comfort of the beds The warmth inside our room
Cons: I'm sorry to say that breakfast is only available for 1 hr between 8.30 and 9.30am. You should have at least a 2 hr window for this. The checkout time being 10am. I think checkout should be between 11.00 and 11.30am The wash sink inside the room and not in en suite. The lack of space within the room, not a major problem but something to address, especially when both of us are tall and need a little more room. Also the position of the dressing mirror inside the room, under the TV. We could only see ourselves from the waist down and had to kneel to see our top halfs. But having said all that, I would stay there again based on the friendly and warm greeting we got on arrival

8.0 Excellent
Pros: Rooms were clean, tidy and warm. Staff very professional and courteous. I can imagine the hotel was certainly something in its heyday; although an old building and no-doubt listed it feels modern in places and a little tired in others. I would recommend this hotel to anyone looking to stay in Folkstone.
Cons: Unfortunately the bar opposite the hotel is somewhat loud.
9.0 Excellent
Pros: Staff are superb. Downstairs is beautifully restored. Handy to the town shops. Food was good and reasonably priced. Superb value for money.
Cons: Very noisy floor outside the doorway. That said it is an old building. But it worried me that as I went in and out very early in the mornings I would be waking my neighbour. Having to rely on the night staff to open the front doors very early in the morning. I understand the need for secutiry (and appreciate it) but having to ask them to do it for you - annoying. And what if there was an emergency?
7.1 Good
Pros: Comfortable three nights. No complaints.
Cons: Hopeless non existent parking near hotel. Can be real problem in holiday season.
10.0 Excellent
Pros: Staff were friendly and helpful, location was lovely able to look out over sea from room.
Cons: This was a work trip and we’d been on the road all day, unfortunately mine and my colleagues mattresses were very uncomfortable. I had a bad back next day.
9.2 Excellent
Pros: The down stairs areas where very nice and decorated to a high standard
Cons: The bedrooms are a bit dated and need some freshening up.
10.0 Excellent
Pros: Nice clean room. Plenty of toiletries in the bathroom. Staff very helpful and friendly. Would definitely recommend.
7.0 Good
Pros: The rooms were comfortable and met our needs with tea, coffee making, toiletries, hairdryer etc., the staff were friendly and helpful. It met our needs for two nights. The Ocean Blue bar was good too, we didnt eat within the hotel but all looked very good.
Cons: The shower in our room 349 was not good our showers were not successful couldn't was my hair as hardly any water one minute very hot then cold! Was pretty drafty in the room too admittedly it was very windy over our weekend.
8.8 Excellent
Pros: It was nicely decorated and clean also very handy for leas cliff hall
Cons: Lift very small, the fact that the hot breakfast was cold
8.0 Excellent
Pros: Excellent location looking over the sea and beach. Only stayed for one night the hotel was perfectly adequate for my stay. Very good breakfast. I would stay there again.
Cons: The pigeons directly outside my window have definite anti-social issues.
8.8 Excellent
Pros: Friendly efficient staff. Comfy beds. Lovely location
Cons: Overcharged for room service breakfast. I'm a late stage kidney patient on a restricted diet so ordered only things I could eat from a la carte menu - bread and spread with a pot of tea one day and eggs on toast another. When I queried 18.50 Restaurant Breakfast on bill was told it 'couldn't be itemised'. Why have individual prices on the menu then? Watch out if you're on a budget

3.3 Mediocre
Pros: Location to Chunnel thats all
Cons: Checked in late/early morning got a cold room as only 3-4c outside so had an electric heater for warmth, but having just driven 1100 kms needed sleep. 6 hrs later woke to a disgustingly dirty room - carpet dirty bed was on a slant, bathroom had dirt and mould in shower and behind sink, sink cracked and light inoperative, shower had no pressure. As for breakfast, save your money, nothing like on website, cereal in open bowl but gone stale or soggy and cooked breakfast was unpalatable in the extreme took photos but unable to upload here. On complaining told manager/owner away on holiday and the porter/receptionist/cook/waiter (same guy for everything) couldn't do anything as were only there to TAKE payment and not allowed to compensate
4.0 Okay
Pros: Water was hot, plentiful cereals at breakfast.
Cons: Very tired fittings and furnishings. Wall coverings displayed damp and were lifting. Bed styles were old and dated, but it all worked. Outside the hotel pointing was in need of care, inside had been painted, but was only cosmetic. Serious infrastructure upgrade required.
5.0 Okay
Pros: Location to town and amenities
Cons: Squeaky bed!!!
7.0 Good
Pros: Good breakfast included in the good value room price: comfortable and old-fashioned: ideal position on the sea front road with good sea views; close to the town centre amenities. We were kindly upgraded to a ground floor room facing the sea as my wife couldn't manage the stairs and the lift was out of order.
Cons: Some touching up of the decorating needed; rooms would benefit from double glazing but the heating was adequate.
3.0 Mediocre
Cons: Bed was very uncomfortable and the whole place smelt.
4.6 Okay
Pros: Location very attractive! Reception area nice. Good service at reception. Rooms needs to be well and fully refurbished before offering to guests!!!!!
Cons: Bathrooms;( so so so dirty bath/shower curtains, discussing dirty bath, only freezing cold or boiling water available thru shower head. My children found food, toys under their beds from previous guests. Toilet was falling down. Not good enough for 2 stars hotel;(
7.0 Good
Pros: Value for moneg and cooked breakfast was good.
Cons: Needs updating.
