9.4 Excellent (1,441 reviews)
S$ 38+
Overview Reviews
With a stay at Sintra 1012 Boutique Guest House in Sintra, you'll be just steps from Sintra National Palace and 9 minutes by foot from Quinta da Regaleira. The front desk is staffed during limited hours.
9.0 Excellent
Pros: Claudia is an amazing manager. She is very sharp, friendly, knowledgeable and oh so helpful. The breakfast is delicious every morning and my picky daughter loves it too. They even prepared an amazing sack breakfast for us to take for our early morning flight. The location is a short walk from the historic center, yet it is very quiet at night as most tourists have returned to Lisbon. Sintra is a very charming town and Sintra1012 is a gem that allowed us to fully immerse ourselves in this cozy town almost as if we were locals.
Cons: We traveled in December, so it was chilly at night. Although the rooms had heaters and we slept very comfortably, it was still very cold walking around the guest house in the evening. Travelers should be aware of it and bring warm clothes to hang out in the guest house in the evenings.
10.0 Excellent
Pros: Quaint, stylish and charming guest house that has a great location. The staff were very welcoming and the breakfast was simple but nice. We will definitely return!
10.0 Excellent
Pros: Location- easy to get to restaurants, tourist info, bus, shopping. Friendliness and helpfulness of staff- they went above and beyond!
9.0 Excellent
Pros: Service in general ; staff client orientation, home made breakfast
Cons: Maybe more specific indications on how to reach the location . Remark the importance of using the Uber taxis recommended by themas other cabs are not authorized to get into histórical center
10.0 Excellent
Pros: Accomodation is very central and easy to find. Karen was very friendly and helpful and so were her colleagues. Great breakfast and room was extremely clean. In your room you find a detailed 'guidebook' in several languages which gives you an overview of the accomodation, the area, restaurants and museums/things to do in Sintra! Extremely helpful!
Cons: Nothing to dislike! 10/10
8.0 Excellent
Pros: Very helpful staff especially the woman on reception- very positive and enthusiastic to tell us about Sintra. We were leaving early and let reception know we wouldn’t be there for breakfast - and they popped a picnic breakfast to take with us the next day! It was a really lovely thing to do.
Cons: We were in the economy studio room and while quite spacious and cheaper I guess, it was a bit lacking in light.

10.0 Excellent
Pros: Lovely, friendly accommodating staff in true Ritz Carlton style
Cons: Set in a lovely green pine forest, but a car is required to access any other amenities, including the beach (25 minutes away) or Sintra itself (20 minutes).
9.0 Excellent
Pros: All staff were really lovely. Extremely comfortable bed with quality linen. Very comfortable room. Large selection of TV channels in English. The steam room and sauna were small but as I had them to myself was perfect. Asprey products smell great. Enjoyed the spices restaurant decor as well as the food. Walking around the monastery which once again I had all to myself was a treat. Beautiful place in every way. Kids would have enjoyed the best ever playground I have seen in a hotel as well as indoor playrooms, in my opinion small ones do not get bored here.
Cons: The indoor pool isn't a serious swimming pool but was greatly enjoyed by small kids.
9.6 Excellent
Pros: Beautiful Decor and staff very helpful
Cons: Nothing
8.0 Excellent
Pros: The location of the property and the wonderful staff made it all worthwhile. Excellent getaway, even if you're not a golfer.
10.0 Excellent
Pros: The staff of the hotel from the reception, concierge and kids playroom are all very friendly, and helpful. We enjoy the vast landscape and walking through the Forrest around the resort and passing historical monuments is a very special experience for us while walking around an hotel area. The kids park and the restaurants are amazing, the heated pool was also great for us in December. Our son had the best time of his life. We rented an electric car from the hotel and we ended up not using it since we didn’t find a place to charge it and the reception refunded our money even that we had the car for one day. The rooms are clean and it seems that the cleaners are around all the time to refill bottles of water or fresh towels. The facility is just full of everything you can ask for as a family resort. Unique experience!. Top class, and above all the staff of the hotel seems like they are chosen very carefully and we appreciate that. Will come again.
Cons: Nothing!
9.7 Excellent
Pros: Everything is superb
Cons: 10 euro room service fee is a little greedy on top of the prices

8.3 Excellent
Pros: Great breakfast and location was perfect for walking around Sintra. Room was clean and the staff were very friendly and helpful.

Pros: Wonderful, charming hotel with courteous, hospitable staff!
8.3 Excellent
Pros: Friendly staff on arrival, very welcoming. Clean comfortable rooms and great air conditioning! Gorgeous sun terrace and very nice breakfast! Would return!
Cons: A little noisy, but to be expected with location!
6.7 Good
Pros: Very cute B&B, breakfast was very good and staff was excellent.
Cons: Location in center of town was not what we expected. Parking on the street was not free. Did not really have any parking, was offered a private area to park that was up the hill behind the hotel, but no access from parking to the hotel. Parking was not paved, looked like it was a dumping ground. The hotel has incredible amount of steps from the street to reach the hotel. We were on the first floor which meant two more flights of stairs.
10.0 Excellent
Pros: Absolutely everything. Management and staff could not have been more hospitable and thoughtful. They went out of their way to make us feel welcome.
Cons: Perfect - nothing was wrong with this hotel. No negatives.couldn’t
10.0 Excellent
Pros: Beautiful property that is thoughtfully decorated. Our room - flagged with lovely marble floors - had a dramatic view of the castle. The gorgeous terrace alone is reason enough to book e place. But most importantly we really appreciated the warm service; the super meticulous owner was always around for a friendly chat or to offer advice. Superb value for money - def book this place!!
7.1 Good
Pros: Breakfast was OK - poached eggs were cold and hard every day
Cons: We were unpleasantly surprised on leaving to be charged nearly €5 for two bottles of water, which we were under the impression would be free.
10.0 Excellent
Pros: Sintra is a great area to stay. We regret that we did not stay an extra night or two. This hotel was in a perfect location for us, just a moderate walk to the old town - though parking was a bit of a challenge. The breakfast was wonderful, including the excellent coffee. Our room was a good size.
Cons: The parking is very limited, as the free, public lot is jammed with train commuters to Lisbon. Be careful with arriving and relying on your GPS. It sent us up a very steep narrow cobblestoned road, which in the rain had our car sliding backwards! Make sure you stay on main roads.

Pros: + great location, within walking distance of the old center of Sintra + we were out of season, and it was easy to find free parking on the street directly in front of the property + from our room we could see the National Palace and the Moorish Castle + restaurant recommendations we received from the staff for our dinners were great + great breakfast
Cons: - the heating made strange noises so we had to turn it off during the night, but this was not such a big issue since the blankets were warm - heating in the bathroom didn't work properly, so it was quite cold
9.2 Excellent
Pros: The Breakfast is super awesome as variety, freshly cooked eggs any style The honey and pollen on sale are divine The manageress and staff are super friendly and accommodating
Cons: This was my second stay and, this time I stayed in the twin room- I definitely preferred the size, bathroom and location of the double room two years ago though without a doubt having the lounge room as on outlet just off our twin room made up for the compact sizing of our room
9.0 Excellent
Pros: Good location and friendly welcome. We were able to leave a bag with them before check in time.

Pros: Old town house with period furniture and excellent crispy fried eggs made to order.

Cons: Climb up the narrow stairs
9.6 Excellent
Pros: The house was very comfortable and we had run of the house with the dining room stocked with coffee and tea and apples, the library with books and Libations and the living room had a television with satellite channels! The caretaker made us continental breakfast each morning and offered us an egg dish cooked to order. The location is a 5 minute walk straight up a hill to the Sintra Palace and main center with shopping and restaurants. You need to be able bodied to make that walk! Luckily we are but we are of an age that we wouldn’t want to do it at night as there are no sidewalks on the very narrow streets or lights. Uber is available! We would go back at stay at this Guest House!
10.0 Excellent

Cons: Nothing worth to mention.

Pros: The housekeeper, Jocelyn ?, does everything herself. Friendly and nice, but never had any assistance. She is the face of the property. Liked the charm of the mastwr suite and bath, but never got a peek of the ither rooms.
Cons: The public rooms were never used, just the breakfast room. All the other doors were closed. And, be prepared to have a long uphill walk at the end of the day.

Tbe use of a small kitchen and bbq is great when you don't fancy having to go out. The welcome drinks and fruit were really appreciated and a nice touch. Overall we loved it. My daughter especially loved petting the horses. A lovely place for families.
Cons: It was just a little damp because the building is over 250 years old if you can live with that it perfect. Amazing place.

Pros: The friendly owners and the great accommodation

Pros: Very polite and kind staff were ready to help anytime (manager helped me with my heavy bag on the stairs, manager allowed me to call from his phone to airline when I had problem with my flight). Interesting design of room and hotel (every detail of furniture add the whole style of this place). Good location: 1 min to train station, 5 min to historical center of Sintra, 10 min to big supermarkets. P.S. The bathroom was in another room in front of my room, but it was my personal one. The breakfast was: bread, croissant, cheese, ham, butter, jam, peace of cake, tea/coffee ( on the photo below)
Cons: Not perfect cleanliness (a little dusty).
8.0 Excellent
Pros: Wonderful breakfast
Cons: There were no duvets, only covers, too cold to sleep
9.2 Excellent
Pros: Very nice staff. Fantastic food and cakes
10.0 Excellent
Pros: Great location, fantastic breakfast, comfortable room.
10.0 Excellent
Pros: Wonderful staff! Across the street from the train/bus stops, but the rooms actually face the street below so very quiet. Great breakfast. Good TV choice. Big bathroom.
Cons: Nothing
9.6 Excellent
Pros: Very good location for sightseeing in Sintra and Lisbon (45 min by Metro). The rooms are well equipped, the bathroom is not located in the room itself but rather in a separate room opposite the room (but belongs soley to the room booked). Breakfast is served in the cafe belonging to the hotel. Service is excellent, as well as choice of food and coffee. Cleaning and maintenance of the rooms and the bathroom is done every day.
Cons: Parking could be difficult, as parking on street is not possible (payment every 4 hours needed), however several parking lots are available in walking distance
9.6 Excellent
Pros: Near train station yet quiet. Great breakfast.
Cons: Shower water pressure little weak.
9.2 Excellent
Pros: Great location, excellent breakfast and very friendly owner. Room clean and comfortable.
Cons: I would say that everything was perfect but there was a VERY big problem: from the room where we stayed we could hear the footsteps of the upper floors. We woke up every morning bc of this. So if you are not a morning person and you are looking for some rest, then this is not your place. And the bathroom is outside the room.

6.0 Good
Pros: Location was great, the hotel is beautiful. Music at hotel fit the scenario.
Cons: I always stay in 5 plus star hotels so i am quite disappointed. 1- I find it hard to believe that a 5 star hotel will have heating problems, we had to get an electric heater for our +/- 400 Eur night room- This is totally unacceptable. especially when you have a toddler in the room and we have to have the extra work of managing that the kid doesn't burn himself as kids move around. My toddler son got a cold as the heating stopped working at night. We come to a 5 start hotel to relax and for nothing else. 2- The phone in our room didn't have the numbers of reception or any service apart from the spa booked into them. I called spa to transfer me to reception - told them about the problem - but the issue was never fixed. - also not a 5 star hotel service. 3- At check out - and this can be verified by checking the camera at the entrance- that in heavy rain, no staff will help a pregnant woman and her family get their things in the taxi on the way out- not even an umbrella was handed as we carried our luggag. The woman at the front desk had no initiative what so ever. This is not a 5 star service. not even a 4 star service- Totally unacceptable. Again check your camera recordings for this Sunday 17 November 2019 around 09:00-11:00 in the morning to verify. 4- 5 star hotel that uses safety pin to hold curtains in the rooms. - This is just first of all unsafe especially with children and unpractical for adults that like our room dimmer in the morning. Over all you have a nice building but let there is still a lot of work to be done - i am very disappointed. I would like to highlight that a very young man named Andre was trying to help us at his level to get things fixed the best way he could - I recommend the hotel management to give value to hard working employees like him who i am sure will have fixed our issued completely if he was higher ranked. - Thank you Andre.

Pros: Historic building with lots of charm, very comfortable room, beautiful views, and convenient to Sintra. Staff also gave excellent restaurant recommendations which we very much appreciated.
Cons: Nothing, it was awesome!
10.0 Excellent
Pros: The hotel itself is beautiful. We loved our room; it had a nice view and tons of space!
Cons: The breakfast is a short walk away, but this really was not an issue for us. The staff made sure there was coffee and tea in the room, so I had a coffee before I headed out to breakfast. (It was also a very large breakfast!!) Also -- you really need to be able to negotiate stairs if you are staying at this hotel, but then again, if you are coming to Sintra, you are probably able to negotiate stairs.

Pros: Fantastic
Cons: That we had to leave!
10.0 Excellent
Pros: Breakfast was fabulous. Beautiful room, beautiful chalet, and beautiful, helpful, friendly staff!!!
Cons: Not a single thing... Perhaps an elevator but that would be impossible given the historical nature's if the building. The staff was happy to help my husband and myself carry our luggage up and down the stairs. So kind!!

Pros: Staff are helpful
Cons: The bathroom is small

Pros: The hotel was in the perfect location. Right near city center and everything was within walking distance. IE the train station and the tour buses that took us up into the mountains. The staff was great and super helpful
Cons: The room could use some updating but that was about it. The lobby, bar, restaurant was all very nice
10.0 Excellent
Pros: location
9.0 Excellent
Pros: Rooms are large snd excellent value for money and views are incredibly good. Drinks on the bar over castles and the valley really lovely. Located a minutes walk from the sintra centre you can get up early and be the first into the sights before the coaches from Lisbon arrive.
Cons: A little dated but we were told a big renovation project was coming.
9.1 Excellent
Pros: Great location!
Cons: Parking is below the hotel and requires some fairly in depth maneuvering skills!
8.0 Excellent
Pros: the view and the location of the hotel.
Cons: Hotel needs a refresh. Smells old when you enter into the room
4.0 Okay
Pros: Location was excellent
Cons: The decor was very tired and not very clean
7.5 Good
Pros: Friendly and helpful staff all round. Very central if you want to visit all of Sintras' attractions. If you're lucky you can park for free in front of the hotel. Spacious rooms and quite quiet. Nice views from the bar and lobby.
Cons: No complementary bottle of water, was charged 3 euros for a bottle of 1L... The place has seen better days and looks quite run down, the breakfast was not bad but also a bit limited in choice.
9.0 Excellent
Pros: Decent size, comfortable room. Francisco at the reception was very friendly and helpful. Variety of TV channels. Nice view. Excellent location.
Cons: Difficult to drive in Sintra by car. No parking space unless you reserve one.
5.7 Okay
Pros: wonderful view. Best location.
Cons: Wifi was totally terrible. Even right beside the router. Needs new carpeting, bedding and paint job. Concrete construction not in keeping with the charming surroundings of sintra.
